Detached garage (1st Review)

TRANSMITTAL DATE: April 13, 2022

This site is in the RX-1 zone (UDC 4.7.6). A single-family residence is a permitted use in this zone (Table 4.8-1) subject to use-specific standards 4.9.7.B.6, .8, & .9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plan at a minimum shall:
a. Be drawn at an engineering scale.
b. Indicate the name of the property owner and include a legal description.
c. Show the square footage of the lot and of the existing dwelling.
d. Provide lot coverage calculations (the area of the site occupied by buildings, storage areas, and vehicular use areas).
e. Indicate the maximum height of the proposed structure.
f. Show the zoning of the property and of surrounding properties.

2. Show the 10-foot-wide utility easement along the west lot line on the plot plan.

3. Accessory structures shall not exceed 12 feet in height (UDC 6.6.3.D). Building height is measured from the design grade elevation to the middle of the highest gable of a pitched or hipped roof (UDC 6.4.4.A). The proposed accessory structure exceeds this requirement. Provide plans that demonstrate compliance with 6.4.4.A.

4. The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure (UDC 6.6.3.E). As the existing and proposed detached accessory structures appear to exceed this requirement, the proposed garage needs to be attached to the principal structure. Structures are considered to be attached if connected by a structural element that is a minimum of five feet wide and supports a minimum 20-pound live load.

If the proposed garage can be attached to the principal structure, a Design Development Option (DDO) is required. A neighbor waiver can only be used for new non-habitable, detached structures.
