COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NPZ-1 zone (UDC 5.10.3). NPZ review is required. Zoning can not approve until the NPZ review has been approved.

2.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements.
b. Zoning of adjacent parcels

STRUCTURAL REVIEW COMMENTS:
Denied
1. Provide the structural design information on the plans that is in compliance with 2018 IRC R301.2(1). Include the proposed live and dead loads for the structure and any required wall bracing.
2. Clarify if the new bathroom pocket door will be in the way of the corner framing, it may be better to open the door the other direction.
3. Indicate the size of the floor joists, beams, and roof rafters on the drawings along with dimensions indicating the span lengths. Only the spacing is indicated.
4. Indicate the rafters for the new patio cover on the drawings, the roof plan does not appear to show this area.
5. Provide a detail that indicates how the new roof rafters will be tied to the existing structure.
6. It appears that there are 6 piers show on the framing plan. If the piers are new, provide a detail for their construction or indicate they are existing to be reused. Provide dimensions that show their size and spacing on the drawings.
7. Indicate the existing foundation support for the existing wall where the new work will be tied into on the Exterior South Elevation E3.
8. Provide a ledger detail for the floor joist connection including the size of the anchors and their spacing requirements.
9. Provide details on the new footings and turned down slab on the drawings.
Indicate the location of the existing slab and new slab in the wall sections that appears to be under the floor framing and noted in the foundation plan.


BUILDING REVIEW COMMENTS:
Denied
1. Indicate all work will be done in accordance with the adopted codes of the City of Tucson.
2. Label all rooms for use on the drawings.
3. Provide natural light and venting information for the new rooms and the existing bedroom that is having the one window removed for the new door. 2018 IRC R303.1.
4. Provide the U value and SHGC for the new windows on the drawings per the 2018 IECC Table R402.1.2 for climate zone 2.
5. Indicate the location of the egress window and its operational type on the drawing. Every new room used for sleeping purposes shall contain an egress window per 2018 IRC R310.2.
6. Clarify the insulation type to be used for the walls and ceilings for the new habitable areas. Show the value in the wall sections.
7. Clarify if the new floor is suspended above a conditioned crawl area or unconditioned space. If unconditioned space, provide information on the required floor insulation and indicate and venting requirements for the crawl area.
8. Provide details for the new stoop to be installed including the construction materials, as well as the size of the risers and treads for the stairs. 2018 IRC R311.7.
9. Provide details for the stair handrail on the drawings. Graspable handrails are to be provided on one side for stairs with four or more risers. Graspable handrails shall be installed between 34” and 36” high above the nosing of the stair and shall be returned at the ends to a post or wall. The grip size shall be in accordance with 2018 IRC R311.7.8.5.
10. Provide details for any required guardrails on the new steps if applicable, the height of the new stoop is unknown. Guards are required where the walking surface is 30” or greater above the adjacent grade. Guards shall be a minimum of 36” height and not contain open spaces that will allow the passage of a 4” sphere. R312.1.1.


MECHANICAL REVIEW COMMENTS:
Denied
1. Indicate the location of the existing gas meter on the site plan and indicate if any new gas lines will be run to service new appliances (such as mechanical or water heaters).
2. Note on the drawings that any new gas lines will be pressure tested in accordance with 2018 IRC G2417.1.
3. Clarify the size of the new heat pump unit and indicate its location on the drawings.
4. Indicate any duct runs, electrical or gas required to be installed for the new mechanical unit that will be supply the required heating and cooling to the new habitable rooms.


ELECTRICAL REVIEW COMMENTS
Denied
1. Indicate the location of the existing electrical service panel and its size. Note if the existing panel is sufficient to except the new loads.
2. Provide a panel schedule for the service indicating the new circuits to be installed.
3. Note on the drawings that the new bathroom will be provided with a dedicated 20 amp circuit for the bathroom receptacles. The circuit shall have no other outlets. 2017 NEC 210.11(c).
4. Provide an exterior light outside of the new doors to the patio. 2017 NEC 210.70.
5. Clarify the outlet spacing for the new bedroom and family area. It appears that the spacing exceeds the maximum distance and the outlets shown may need to be adjusted. 2017 NEC 210.52(A)(1).
6. Clarify what the switch in the family area next to the new opening into the existing house will control. Clarify if this is to be a three-way switch for the can lighting or other use.
7. The new bathroom switching, and an outlet are shown to be where the pocket door is installed. Verify if the depth of the wall will be sufficient for the new junction boxes or if the wall is to be furred out.
8. Note that the new can lighting installed in the ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66
9. Indicate the location of the smoke detectors in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2.
10. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
11. Indicate the location of carbon monoxide detectors in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3.
12. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
Smoke detectors and carbon monoxide alarms may be combined.


PLUMBING REVIEW COMMENTS:
Denied
1. Indicate the location of the new water and sanitary sewer lines on the site plan.
2. Clarify that this structure is on an existing septic field and not tied into the City services as indicated in plumbing note 4. If so, indicate the location of the septic field on the drawings.
3. Provide a plumbing fixture count for the project that complies with the new proposed ¾” water service. Indicate the water meter size on the drawings and indicate if it is new or existing.
4. Provide a line drawing or isometric plan for the new water and sewer line locations and sizes.
5. Indicate if the new fixtures will be tied to an existing water heater or if a new water heater will be provided. Show the location of the water heater on the plans.
6. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are noted in the general plumbing note at 1.6 gallons per flush or less, however add notes for the showerheads and faucets to not exceed 2.5 gallons a minute. Ordinance 7178.
7. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
8. Indicate all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4
