Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Indicate the design criteria on the structural plans including the live and dead loads and the climatic and geographical design criteria per table R301.2(1) as amended by the City of Tucson. 2. The structural framing plans do not match the architectural drawings. The loft floor plan is configured different, and the roof pitch on the structural plans is greater. Coordinate all drawings. BUILDING REVIEW COMMENTS: Denied 1. Provide a minimum of one egress door that is side hinged and provides a clear width of not less than 32”. Door D01 is not wide enough. R311.2. 2. Provide a stoop outside of the main entry door and the slider on the drawing. Provide construction notes and dimensions for the stoops. 2018 IRC R311.3. 3. Provide a floor plan for the loft area including dimensions. Lofts shall not be less than 5 feet in any horizontal dimension. The area above the bathroom is not 5’ wide. AQ104.1.2. Coordinate the loft layout with the framing plans, the drawings do not match. 4. Window W3 shown in the loft does not appear to be large enough for egress requirements. Provide additional information to show this window complies or indicate a larger window. A minimum of 5.7 ft of clear opening is required for an above grade egress. Tiny houses shall meet the requirements of section R310 for emergency escape and rescue openings. AQ105.1. 5. Indicate the clear vertical ceiling height of the loft on the wall sections. 6. Provide details for the guardrails for the loft area. Loft guards shall be not less than 36” in height or one-half of the clear height to the ceiling, whichever is less. AQ 104.2.5. 7. Provide stair details including tread and riser dimensions on the drawings. ? Stairways accessing a loft shall not be less than 17”in clear width at or above the handrail. The width below the handrail shall be not less than 20”. AQ104.2.1.1. ? The headroom in stairs accessing a loft shall be not less than 6’2” as measured vertically from the middle of the tread or landing platform nosing. AQ104.2.1.2. ? Risers for stairs accessing a loft shall be not less than 7” and not more than 12” in height. Tread depth shall be calculated in accordance with one of the formulas provided in the code. AQ104.2.1.3. 8. Indicate the size and location of the stair landing platform on the drawings. The top tread and riser of stairways accessing lofts shall be constructed as a landing platform where the loft height is less than 6’-2” where the stairway meets the loft. The landing platform shall be 18” to 22” in depth measured from the nosing of the landing platform to the edge of the loft and 16” to 18” in height measured from the landing platform to the loft floor. AQ104.2.1.4. 9. Provide handrail and guard details for the stairs on the drawings. Handrails shall comply with section R311.7.8. AQ 104.2.1.5. Guards at open sides of stairways shall comply with section R312.1. AQ104.2.1.6. 10. Clarify the type of insulation to be installed in the ceiling. The drawings note R38 however a standard R38 batt will not fit in the 2x8 framing. Update detail 5 on sheet A101. 11. Update the notes in detail 4 on sheet A101 to show 8” minimum above grade for the light straw-clay construction (as indicated on the drawing in the notes). Having two different dimensions may be confusing. AR103.4.2. 12. Note on the drawings that the rough framing for doors and windows shall be fastened to structural members and be flashed in accordance with the International Residential Code. AR103.4.7. 13. Note on the drawings that an approved moisture barrier shall be installed at window sills prior to installation of the windows. AR103.4.7. 14. Note on the drawings that fire blocking will be installed in all walls and concealed spaces. 2018 IRC R302.11. MECHANICAL REVIEW COMMENTS: Approved ELECTRICAL REVIEW COMMENTS Denied 1. Indicate a main disconnect will be provided for the new 60 amp subpanel installed on a separate structure then where the main service panel is located. 2017 NEC 225.32. 2. Clarify the size of the ceiling fan to be installed and its proximity to the sleeping loft. The one shown appears to be a safety hazard for occupants of the loft. 3. Clarify if there is enough room for the junction box for the light switch in the bathroom, it appears to be located within the sliding portion of the door. 4. Note on the drawings that the new can lighting installed in the ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66 5. Note on the drawings that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 6. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 7. Provide an exterior outlet at the front and rear of the house. 2017 NEC 210.52. 8. Provide an exterior light at the main entry door and the slider to eliminate the landing outside. 2017 NEC 210.70. 9. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8. PLUMBING REVIEW COMMENTS: Denied 1. Indicate the size of the water line and the water meter on the drawings. Clarify if the existing water service and water meter is of sufficient size to accept the new fixtures. 2. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
