This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.
1. Based on two (2) three (3) bedroom units the vehicle parking requirement for this project is five (5) vehicle parking spaces, UDC Table 7.4.4-1. Per UDC Article 7.6.4.B The standards in this Section 7.6.4.B apply to all developments that provide more than four motor vehicle parking spaces , except as provided in Section 7.6.4.B.1.c, Exemptions, and per a Zoning Administrator determination the requirements of UDC Article 7.4.6 apply. That said demonstrate on the plan how the above requirements are met.

2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As height dimensions were not provided on the model plan from the highest point of the wall to design grade on the north and south elevations Zoning cannot determine perimeter yard setback requirements for the south perimeter yard setback on this plan. Provide an elevation for the south walls that provides a dimension from design grade to the highest point of the wall, where the wall meets the eave at the peak of the roof.
