A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Provide a residential plot plan that meets requirements: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf 2. Setbacks: a. The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The proposed setback is 6 feet. This will require a Design Development Option (DDO). DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type "Zoning Administration". b. To determine if the other setbacks on your plan will require a DDO as well, the site plan needs to note maximum height and wall height or provide elevations with your plan. The minimum setback for interior yard is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).
