STRUCTURAL REVIEW COMMENTS:

1. Provide accurate information regarding Current Codes per International Building Code 2018. The information provided on Drawing S1.0 is incorrect since State has adopted latest Codes.
2. Refer Drawing S2.0. The note at Line 11 and Line C says, “cut and remove exist slab to allow for new 6” slab ….”. The new slab thickness is 5”. Revise the note.
3. The Drawings S2.0 and S2.1 shows new Spread Footings and new Combined Footings. No Calculations have been submitted for these Footings and steel columns. Submit Calculations.
4. Provide Geotechnical Report for the proposed alterations per International Building Code 2018, Section 1803.1.
5. The Structural Calculations shows Beam B3 as W18x35. The Framing Schedule on Drawing S1.0 calls for Beam B3 as W16x31. Make revisions as needed.
6. DEFERRED SUBMITTAL REQUIREMENTS
Structural general notes are to include any components of the building that may be considered deferred submittals. IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official.
If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1:
* To be reviewed by design professional in responsible charge.
* Design professional shall affix a notation that the deferred items are in general conformance with their design of the building.
* They shall be submitted for review by the building official.
* Shall not be installed until approved by building official.
Submit a response letter addressing these correction items and provide bubbles on the revisions to the drawings.


BUILDING REVIEW COMMENTS:

1. Sheet TS1: The occupancy class indicates storage. However, the specific type of storage is not provided. Provide whether this is S-1 or S-2 storage.
2. Sheet TS1: The project description just states that this is the demolition and does not include the construction of the new use. Provide an updated project description.
3. Sheet TS1: This project exceeds the maximum allowable area permitted by Chapter 5, unless increases are being applied as permitted by the IBC. If increases are being utilized, provide all increase calculations. The maximum allowable area per floor, based on the information provided, would be 27,000 sq. ft. Provide clarification and calculations or reduce the size of the use.
4. Sheet TS1: All of the code references under the code review table are incorrect. Correct all code references.
5. Sheet TS1: The occupant load factor used for calculating the business occupancy is incorrect. The correct factor is 150. Provide an updated occupant load in accordance with Table 1004.5.
6. Sheet LS1.0: All of the dead end corridors provided exceed 50' in length. Eliminate the dead end corridors or reduce the length of them to less than 50' in accordance with Section 1020.4.
7. Sheet LS1.1: All of the dead end corridors provided exceed 50' in length. Eliminate the dead end corridors or reduce the length of them to less than 50' in accordance with Section 1020.4.
8. Sheet A5.0: No accessible units are indicated on the unit matrix. Provide the minimum number of accessible units and their disbursement throughout the structure in accordance with Section 225.3 and 225.3.1 of the 2010 ADA Standards.

E3.1 Power - First Floor Plan: Comment on Keynote #1, is 2’x4’ backboard large enough?
E4.1 Enlarged First Floor Plans: New Break room receptacle next to sink (circuit A-16) needs to be GFCI unless it is over 6 feet or has a barrier ie under the counter.
E5.1 Electrical Schedules and Details: Keynote #3 not called out. This is probably the KA Short Circuit fault current available at this location. It is needed by the reviewer for confirmation of Fault current calculations.
E5.2 Electrical Schedules and Diagrams: All panels (A, B, C, SL, & PR) need to be replaced or reverified as the 10 KAIC rating of the panels are insufficient per Fault Current calculations on E5.1.
