This comment was not addressed correctly. “ADDITION PARKING #2” is located within the front yard and as stated below all parking must be within a side or rear yard. Also provide the dimensions for the proposed parking, minimum size is 8’-6” x 12’-0” and demonstrate how you met the dustproof requirements. COMMENT: Parking will required per Use Specific Standards 4.9.7.B.7 which states “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required .For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used." 2. This comment was not fully addressed. Clearly indicate how the grade difference along the south of the building is are dealt with. With a 3’+ difference where the garage transfers to the addition some type of retaining is required or the height used for setbacks is the highest point of the wall. COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 24’-8” the required perimeter yard setback from the proposed SFR to the south property line is 16’-6”, proposed setback is 10’-0” the proposed setback is 16' 4" to the storage room . A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
