This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As a wall height from design grade to the top parapet was not provided for the proposed addition Zoning has added 6” to the 10’-0” shown to top of parapet to determine required perimeter yard setbacks. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 10’-6” the required perimeter yard setback from the proposed addition to the west property line is 7’-0”, proposed setback is 6’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov. The following comment shall be addressed prior to submitting for the DDO: 2. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pd, to include but not limited to: a. Provide a lol coverage calculation on the plot plan. b. Provide a dimension from the center line of Calle Kuenh to the face of curb and a dimension from face of curb to the property line. c. Show the 8’-0” right of way easement that runs along the north property line and provide the recordation information on the plan. d. Indicate the zoning of the parcel and all adjacent parcels on the plan. e. Provide the legal description on the plot plan. 3. It does not appear that the plan is drawn correctly. Based on aerial photos the western most structures appear to be much closer to the west property line than what is indicated on the plot plan. A survey may be required. Revise construction documents by indicate 2018 International Residential Code with City of Tucson Amendments. 2. 2018 IRC Section R303.3. Bathrooms, water closet compartments and other similar rooms shall be provided with an openable window or artificial light and a local exhaust system directly to the outdoors. 3. 2018 IRC Section R310. Revise drawings with emergency escape and rescue opening dimensions in every sleeping room (bedroom). 4. 2018 IRC Section 314.2, R314.3 and R314.4. Revise electrical drawing with smoke alarms in bedrooms and outside of bedroom areas and to be interconnected in such a manner that the actuation of one alarm will activate all of the alarms in the individual dwelling unit. 5. 2018 IRC Section 315.2 and R315.3. Revise drawings with location of carbon monoxide alarm outside of the bedroom (s) when the dwelling unit includes a fuel-fired appliance and/or has an attached garage. 6. 2018 IRC Section R403.1.4. Revise drawings with exterior footings at least 12 inches below undisturbed ground surface. 7. 2018 IRC Section R806. Revise drawings with roof cross ventilation openings including minimum of 1-inch space between the insulation and roof sheathing or provide unvented enclosed rafter framing with air-permeable insulation (R806.5.2 climate zone 2). 8. 2018 IRC (Prescriptive) Table N1102.1.2 (R402.1.2). Revise rafter size for ceiling insulation of R-38 with 12 inches of space in depth required for fiberglass insulation between 2 x 12 rafters or provide unvented enclosed rafter framing with air-permeable insulation totaling R-38 (R806.5.2 climate zone 2). MECHANICAL REVIEW COMMENTS: Denied 1. 2018 IRC Section M1501.1 and M1504.3. Revise plans with mechanical exhaust system discharge to the outdoors and not into an attic, soffit, ridge vent or crawl space. 2. 2018 IRC Section M1502.3. Revise plans with clothes dryer exhaust termination on the outside of the building and not less than 3 feet from any openings. 3. 2018 IRC Section M1502.4.1 and M1502.4.2. Revise plans with clothes dryer exhaust duct details including type of metal, thickness and joints cannot have screws or fasteners that protrude more than 1/8 inch into the inside of duct. ELECTRICAL REVIEW COMMENTS Denied 1. 2018 IRC Section E3901.7 and E3902.3. Revise drawings with not less than one outdoor GFCI receptacle outlet that is readily accessible from grade level at the front and back of each dwelling unit. 2. 2018 IRC Section E3901.12 and E3902.3. Revise drawings with one outdoor GFCI receptacle outlet located on the same level and within 25 feet of the heating, air-conditioning and refrigeration equipment. 3. 2018 IRC Section E3902.16 and E3902.17. Revise electrical drawing with arc-fault circuit-interrupter protection for branch circuits 120-volt, single-phase, 15- and 20-ampere outlets installed in kitchens, family rooms, dining rooms, living rooms, parlors, libraries, dens, bedrooms, sunrooms, recreations rooms, closets, hallways, laundry areas and similar rooms or areas. 4. 2018 IRC Section E4002.14. Tamper resistant receptacles are required in most locations. PLUMBING REVIEW COMMENTS: Denied 1. 2018 IRC Section P2902.3. Revise drawings with backflow protection. 2. 2018 IRC Section P2903.9.1. Revise drawings with an accessible main full-open type shutoff valve near the entrance of the water service. 3. 2018 IRC Section P3005.2.1 through P3005.2.11. Revise plumbing drawing with required cleanout locations (main). 4. 2018 IRC Amended Section P3008.1. Where the finish floor elevation is less than 12 inches above the elevation of the next upstream manhole cover in the sewer, a backwater valve shall be installed in the building drain or branch of the building drain serving that floor. Floors discharging from above that reference point shall not discharge through the same back water valve.
