Clarification needed. Revise plans to clarify the location of the dishwasher and under-counter refrigerator electrical connections. The dishwasher is not permitted to be on the same circuit as the (2) required small appliance branch circuits. If the receptacle outlets shown (to the left of the sink) are installed below the counter for the connection of the appliances, show that correct receptacle outlet spacing has been provided for above the countertop. 2. Unresolved. 2018 IRC Section E3902.9. Revise the plans to show that GFCI protection has been provided in the laundry area (ckt 13) and for the dishwasher. Electrical note #38 indicates GFCI protection is required, but the plans do not indicate how this has been provided for. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. This comment was not addressed. Clearly show and dimension the required vehicle parking spaces on the site. Demonstrate that the dust control requirements under UDC Article 4.9.7.B.7 are clearly met. Based on the provided floor plans and the Definition of a Bedroom, this site shows six (6) bedrooms. Per UDC Article 4.9.7.B.7 this site requires 4 vehicle parking spaces. Clearly show the 4 8’-6” x 18’-0” vehicle parking spaces This comment was not addressed. Provide a floor plan for the existing residence so that it can be determined if the requirements of UDC Article 4.9.7.B.7 are applicable. For your information all four (4) of the rooms shown on the plan are considered a bedroom, see UDC Article 11.4.3 Definition of a Bedroom. 2. This comment was not addressed demonstrate that the requirement of UDC Article 7.4.6.K.2 are met. As primary access to the vehicle parking area, carport, is proposed off of an alley demonstrate on the plan that the requirements of UDC Article 7.4.6.K.2 are met. COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3). This site is located in the NR-1 zone (UDC 5.10.3).
