Thank you for checking in on your NPZ application. We reviewed the materials submitted so far, and have the following feedback: 1. All pending comments from zoning must be addressed before you can apply for NPZ review 2. Next we’ll determine if an NPZ review will be needed. Per UDC Section 5.10.3.A.1.c, NPZ review is needed if the project is visible from Helen Street unless the PDSD Director makes a finding that the proposed development’s visibility from the street is so minimal as to be immaterial for purposes of the application of UDC Section 5.10.3. For us to make this determination, please include the following in your next resubmittal: -- North elevation of the existing residence with the new addition delineated with dashed lines behind the existing structure. Please make sure to measure the height of the existing structure from grade elevation, as well as the height of the new addition. 3. If it is determined that NPZ review will be required, I will provide you with further direction. You will need to provide a complete design package that should include the following materials, demonstrating compliance with the Feldman’s Design Manual (https://www.tucsonaz.gov/files/pdsd/pdfs/Feldmans_Neighborhood_Preservation_Zone_Design_Manual.pdf): 1. On the site plan, it should be clearly indicated the existing and proposed land use(s) on the property. It is not clear if the proposed use is a single-family residence, two single-family residences, or a group dwelling. Please note group dwelling is not an allowed use in the NR-1 zone. 2. A floor plan of the existing residence and a floor plan of the proposed new structure 3. On the elevation drawings, label the colors and materials of the new structures 4. Other information as listed on page three of the Special Districts Application 5.
