Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Conditionally Approved Truss drawings to be provided as a differed submittal. BUILDING REVIEW COMMENTS: Denied 1. Provide additional information on the garage door OR thermally isolate the new laundry room from the garage with wall and ceiling insulation. The garage can remain insulated however the garage cannot be not part of the building’s thermal envelope unless the new garage door meets the minimum fenestration as required by 2018 IECC R402.1 and R303.1.3. 2. Note that fire blocking will be installed in all walls and concealed spaces including areas in which the existing framing is exposed. 2018 IRC R302.11 MECHANICAL REVIEW COMMENTS: Conditionally Approved All gas lines will be pressure tested in accordance with 2018 IRC G2417.1 prior to concealing. ELECTRICAL REVIEW COMMENTS Denied 1. Indicate the new electrical sub-panel in the laundry area shall have a minimum clear working space of 30” wide by 36” deep with no obstructions. 2017 NEC 100.26(A). 2. Indicate the location of an existing exterior outlet at the front of the house or indicate new one will be provided. 2017 NEC 210.52. 3. Indicate a 3-way switch to control the exterior lighting from the shop door to the back porch or indicate a separate light and switch will be provided for the shop door. 2017 NEC 210.70. 4. Note that the new can lighting installed in the laundry room ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66 5. Indicate the location of the smoke detectors in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. 6. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 7. Indicate the location of carbon monoxide detectors in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. 8. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.
