A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As wall heights were provided from finished floor, not design grade, Zoning added 6” to the dimensions provided to determine perimeter yard setback requirements The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 12’-3” the required perimeter yard setback from the proposed garage addition to the north and east property line is 8’-2”, proposed setback to the north property line is 2’-0” and to the east property line is 2’-2”. 2. Base on a wall height of 10’-4” the required perimeter yard setback from the proposed studio addition to the east property line is 6’-11”, proposed setback to the east property line is 6’-8”. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ At a minimum a neighbor’s setback waiver must be secured. If you are not able to secure the required waive a Design Development Option (DDO) must be submitted and approved to reduce the required setback. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide drawings that contain construction details. Include wall sections or notes to convey the work to be done. Indicate details for the foundation, walls, and roof structures, and how the new will tie into the existing garage. 2. Include the design load information for the structure (live and dead loads) as well as the climate and geographic requirements in 2018 IRC table R301.2(1) as amended. 3. Indicate all soil will be treated under slabs and footings for termites per current Arizona State Requirements. 4. Note that fire blocking will be installed in all walls and concealed spaces where newly built or existing areas in which the framing is exposed during construction. 2018 IRC R302.11. BUILDING REVIEW COMMENTS: Denied 1. The submittal is not complete, more information is required to do a plan review. Please provide the minimum information as indicated in the review comments. Additional review comments may be required once this information is received. 2. Note on the plans that all work will be done in accordance with the adopted codes and ordinances of the City of Tucson, Prima County, and the State of Arizona. 3. Clarify if the pool equipment is being relocated or if this is the existing location. MECHANICAL REVIEW COMMENTS: Denied 1. Indicate if the new addition will have any heat or cooling equipment and show their type and location on the drawings. ELECTRICAL REVIEW COMMENTS Denied 1. Provide an electrical floor plan for the proposed electrical work including all receptacles and lighting. This should also so the water heater and any mechanical units that require electrical connections. 2. Indicate the size of the electrical service (100 amp, 200 amp) and clarify if the existing service is large enough to accept the new loads. 3. Provide a panel schedule for the project. 4. Indicate the location of the electrical service and the meter on the site plan. 5. Indicate an exterior light at door from the new garage to the patio as well as outside of the sliding doors for the Pilates Studio. 2017 NEC 210.70. 6. Note that all new outlets installed in bedrooms, living rooms, family rooms, dens, hallways and similar areas will be ARC fault protected. 2017 NEC 210.12 7. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 8. Note that all outlets installed in wet areas shall be GCI protected. PLUMBING REVIEW COMMENTS: Denied 1. Indicate the location of the water line and sanitary sewer on the site plan. Indicate the size of the water line and the water meter on the drawings. 2. Provide a plumbing fixture count for the project and indicate if the existing service is sufficient to accept the new plumbing load. 3. Note on the drawings that all new plumbing fixtures will be low flow type. Toilets are required to be low flush using 1.6 gallons per flush or less, while showerheads and faucets must not exceed 2.5 gallons a minute. Ordinance 7178. 4. Provide information on the new water heater to be installed and show its location. 5. Indicate if the new finished floor elevation will be 12” or higher than the next upstream sewer manhole cover or indicate a backwater valve will be installed. Amendment 2018 IRC P3008.1. 6. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
