COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1).

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As wall heights were provided from finished floor, not design grade, Zoning added 6” to the dimensions provided to determine perimeter yard setback requirements.

The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a).
1. Based on a wall height of 13’-2” the required front street perimeter yard setback from the proposed SFR to the north property line is 20’-0”, proposed is 10’-9”.

The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 3.11.1.B.4).

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
2. Based on a wall height of 13’-10” the required perimeter yard setback from the proposed SFR to the west property line is 9’-2”, proposed setback is 9’-0”
3. Based on a wall height of 13’-10” the required perimeter yard setback from the proposed SFR to the south property line is 9’-2”, proposed setback is 9’-0”

The Board of Adjustment must be approved prior to approval of this building permit. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. The following comments shall be addressed prior to submitting for the Board of Adjustment:

4. Provide a dimension from the centerline of Sonora St to the face of curb and from the face of curb to the north property line.

5. Provide wall height dimensions on the elevations from design grade to the highest point of the wall.

6. The called out on the plan is not correct and should be R-2. Also, the zoning shown on the plan for the adjacent properties is not correct. The north, south and west should be R-2 and the east should be C-1.

7. Land split S21-007 must be approved and recorded prior to approval of this building plan.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Show compliance with the Electric Vehicle Supply Equipment Ordinance adopted by the City of Tucson Ordinance #11844 on 6/22/2021. Include a 40 ampere 240 volt dedicated branch circuit with a NEMA 14-50R receptacle for charging an electric vehicle at a proposed parking space or show the distance from transit or a bike boulevard as not greater than a quarter-mile.

PLANS:

1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1.

ELECTRICAL PLANS:

1. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Update note #12.
2. Provide the Electric Vehicle Supply Equipment 40 ampere 240 volt dedicated branch circuit with a NEMA 14-50R receptacle and label the circuit “EV Ready” and locate the receptacle at a parking area, N1104.2.1. Include the Electric Vehicle load entry (typically 7680 watts) in the electrical load calculations (continuous demand) like the HVAC entry, N1104.2.2.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
