STRUCTURAL REVIEW COMMENTS:
Denied
1. Provide the structural design information on the plans that is in compliance with 2018 IRC R301.2(1). Include the proposed live and dead loads for the structure and any required wall bracing.
2. Note on the drawings that fire blocking will be installed in all walls and concealed spaces where newly built or existing areas in which the framing is exposed during construction. 2018 IRC R302.11.


BUILDING REVIEW COMMENTS:
Denied
1. Indicate the location of a second egress door from the house that is a minimum of 36” wide OR modify the design to accommodate a 36” new front door. Door Number 1 is indicated as being 30” wide on the door schedule. 2018 IRC R311.2.
2. Provide natural light and venting information for the new bedroom. 2018 IRC R303.1.
3. Provide the U value and SHGC for the new windows on the drawings per the 2018 IECC Table R402.1.2 for climate zone 2.
4. Indicate the location of the egress window and its operational type on the drawing. Every room used for sleeping purposes shall contain an egress window per 2018 IRC R310.2. Since this is a grade floor opening, only 5 sf of net clear opening is required.
5. Clarify the insulation type top be used for the ceiling, a standard batt insulation will not fit in a 2x6 rafter. 2018 IECC R402.2.2.


MECHANICAL REVIEW COMMENTS:

ELECTRICAL REVIEW COMMENTS

1. Provide a line diagram for the new load center upgrade including is grounding and bonding information.
2. Note on the drawing that a minimum of 90% of all new lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.
3. Note on the drawing that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.
4. Note on the drawing that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.
5. Indicate the location of the smoke detectors in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2.
6. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
7. Indicate the location of carbon monoxide detectors in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3.
8. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.
