622 N 7th Av, Zone HC-1
Residential Fence - 1st review

Please address the following zoning review comments and resubmit revised plans online and select "existing application": https://docs.tucsonaz.gov/Forms/tucsonpermitapp

1. Indicate the full name of the property owner and the full address on the plan. For reference, this would state: James and Sheila Diller, 622 N 6th Av, Tucson, AZ 85705.
2. Show all existing or proposed structures on the property, including accessory structures such as shipping containers or storage buildings. Include square footages and setback distances for all structures. If any shipping containers are planned to remain on site, they must be properly permitted as accessory storage structures on this permit.
3. Provide a lot coverage calculation, which includes all vehicular use areas and building area.
4. Indicate the zoning of the property and the surrounding properties. For reference, the property is zoned HC-1 and all surrounding properties are zoned HC-1.
5. Provide a legal description of the property. For reference, the legal description of the property is: TUCSON S14.2' LOT 6 & N33.2' LOT 7 BLK 50.
6. As this property is in the Historic - West University District, historic review and approval is required prior to permit approval. Per Jodie Brown, a minor historic review will be acceptable for this case if the scope only includes the fence. Please note, keeping any shipping containers on site for storage purposes will likely require a full historic review. Historic application and associated documents for review would include:
a. The historic application
b. Historic application fee
c. Permit application
d. Site plan showing location of fence
e. Elevation of the fence or photos of the what the proposed fence will look like
f. Information on the proposed fence-material, height, etc.
g. Photos of the site
7. Please contact Michael.Taku@tucsonaz.gov or Jodie.Brown@tucsonaz.gov for questions regarding the historic review process, or review the application package online: https://www.tucsonaz.gov/files/pdsd/Preservation/HPZ_Review_Application_Package_2020.pdf.
8. If you have questions about zoning issues or items 1-5 on this review, please contact me at Elisa.Hamblin@tucsonaz.gov.
