COMMENTS: the following comments may be relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to use-specific standards 4.9.7.B.5-.9.

1. For any single-family residence with five bedrooms, three parking spaces are required (UDC 4.9.7.B.7). Provide a floor plan of the entire residence and clarify whether the den is to be used as a bedroom. If five or more bedrooms are proposed, show the location of the three parking spaces on-site.
2. The attached back porch of the residence appears on aerial photography beginning in 2016. Provide permit documentation of this porch or include it within this permit's scope of work.
3. The detached ramada appears on aerial photography beginning in 2014. Provide permit documentation of this ramada or include it within this permit's scope of work.

The detached ramada and detached storage structure do not appear to meet setbacks on the submitted plans. The minimum setbacks are the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

These setback reductions can be dealt with in one of two ways, 1) Process within the required DDO process stated below for the side perimeter yard setbacks or, 2) Secure neighbor setback waivers. To secure these waivers the following text shall be provided on the plot plan and be signed and dated by the property owners of the houses to the south, east, and west. Provide the following text on the plot plan:
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

If neighbor waivers cannot be secured, a Design Development Option (DDO) must be submitted and approved to reduce the required setbacks,
