1.COMMENT: Draw label and dimension the height of the building on the elevation sheets in order to verify the setbacks . Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.

2.COMMENT: In the R-1 ZONE, a single family residence is subject to UseSpecific Standards 4.9.7.B.7 “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required.For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used." With that being said parking will be required.

STRUCTURAL REVIEW COMMENTS:
Denied
1. Update the roof framing notes on sheet A2 for the attic access to indicate the 2018 IRC, not the 2012 IRC.
2. Update the design criteria general note 14 on sheet SP-1 in the specifications that indicates Oro Valley and show the requirements for Tucson per the 2018 IRC table R301.2(1) amendment.
3. Update the wood truss note A and B to indicate the 2018 IRC and remove the reference to Oro Valley.


BUILDING REVIEW COMMENTS:

1. Provide drawings that contain a stamp and seal from a state licensed architect or structural engineer.
2. Correct the energy compliance note on sheet A1 that is partially obscured by the other notes. Clarify if the certificate is to be installed in the garage near the water heater, the water heater does not appear to be in this location.
3. Provide natural light and venting information for all proposed rooms and existing rooms that are to be modified. 2018 IRC R303.1.
4. Note that fire blocking will be installed in all walls and concealed spaces (including the existing truss roof) where newly built or existing areas in which the framing is exposed during construction. 2018 IRC R302.11.


MECHANICAL REVIEW COMMENTS:

2. Note on the drawings that the new ducts will be tested for air leakage in accordance with 2018 IECC R4503.

2. Note on the drawings that toilets are required to be low flush using 1.6 gallons per flush or less, while showerheads and faucets must not exceed 2.5 gallons a minute. Ordinance 7178.
3. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
