Provide accurate information regarding Current Codes per International Building Code 2018. The information provided on Structural Calculations is incorrect regarding ASCE7 on Sheet 1. The Calculations call for ASCE7-10, The IBC2018 calls for ASCE7-16. Revise calculations and resubmit. 2. The Foundation sizes shown on Sheet S1.0, S1.1 and S1.2 does not match with Foundation sizes on Structural Calculation sheets 21 thru 27. Revise drawings to match with sizes designed per Structural Calculation. 3. The Shear Walls shown on Structural Calculations does not match with Shear Walls shown on Drawings. Revise Drawings S2.0, S2.1, S3.0, S3.1 and S3.2 to match Structural Calculations pages 28 thru 38. 4. Balcony guards are to be designed for the loads provided in IBC 2018 Section 1607.8.1. 5. DEFERRED SUBMITTAL REQUIREMENTS Structural general notes are to include any components of the building that may be considered deferred submittals. IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official. Examples of items that likely should not be deferred include deep foundation elements, deep excavation shoring and prefabricated metal buildings. If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1: * To be reviewed by design professional in responsible charge. * Design professional shall affix a notation that the deferred items are in general conformance with their design of the building. * They shall be submitted for review by the building official. * Shall not be installed until approved by building official. Submit a response letter addressing these correction items and provide bubbles on the revisions to the drawings. BUILDING REVIEW COMMENTS: Denied 1. Sheet T1.0: The applicable list only contains one building codes. Provide the comprehensive list of applicable and adopted building codes for this project. 2. Sheet A1.0: The reference for the fire protection system is incorrect. Provide a corrected code reference. 3. Sheet A1.0: This sheet references a "residential sprinkle system." Provide clarification as to what system is being used. There are different types of residential sprinkler systems (13R, 13D). Provide a corrected code reference for this sprinkler system. 4. Sheet A1.0: The allowable tabular floor area provided is incorrect for both building types. The allowable area for sprinklered multiple floors was used and this is incorrect. Table 506.2 sub notes indicates that this only used when a NFPA 13 system is used, however, it was previously indicated that a residential system would be used. Only a NFPA 13R system would be appropriate as a NFPA 13D would not applicable to this type of occupancy. Therefore, provide updated allowable area calculations or use a NFPA 13 system to use the current calculations. 5. Sheet A1.0: Provide the complete calculations for the desired frontage increase for both building types. Provide the calculation used to determine "W." Indicate these distances and measurements on a detailed drawing. 6. Sheet A1.0: Provide the type of sprinkler system being used for the business office. 7. Sheet A1.0: The allowable tabular floor area provided is incorrect. Provide a corrected allowable tabular area in accordance with Table 506.2. 8. Provide thorough egress plans for all building types. 9. Sheet A1.0: The occupant load provided for the business office is incorrect. The lounge area would be considered an assembly area and would need to be included into the occupant load calculations. Provide corrected occupant load calculations. 10. Sheet A2.12: Provide a detailed wall schedule that clearly shows the wall types and the construction of each wall type. These wall types should clearly show each material used, any required notes, needed dimensions, etc. The drawings provided are not clear. Additionally, all walls that are required to have a fire rated resistance should be accompanied by the UL listed drawing and it should the match the wall type provided. 11. Provide all UL listed penetration detail drawings. 12. Horizontal assemblies serving dwelling units separations are required shall be not less than 1-hour fire-resistancerated construction. Provide a detailed floor assembly drawing along with the UL listed rated assembly detail. 13. Draftstopping is required in combustible construction in accordance with Section 708.4.2. Provide draftstopping in accordance with Section 708.4.2. 14. Sheet A7.0: Handrails are required on both sides of the stairs. Provide handrails on both sides of the stairs in accordance with Section 1011.11. 15. Provide a handrail detail that meets ALL OF the applicable requirements of Section 1014. The hand rails provided are unclear and very little detail is provided. 16. Provide a guardrail detail the meets ALL OF the applicable requirements of Section 1015. The guardrail provided is not the correct in accordance with Section 1015.3. The guardrails provided are unclear and very little detail is provided. 17. Provide interior finish class schedule that meets all the applicable requirements of Chapter 8. MECHANICAL REVIEW COMMENTS: Denied 1.
