STRUCTURAL REVIEW COMMENTS:
Denied
1. Indicate how the new additions will be tied to the existing house at the roof like at the block wall and at the foundation/slab. Provide details for both areas.
2. Update the design loads on sheet 4 per the requirements of table R301.1(1). 2018 IRC City of Tucson Amendments.
3. Clarify the note on sheet 4 that indicates truss drawings are to be a deferred submittal, no trusses are identified on the plans.

BUILDING REVIEW COMMENTS:

1. Provide drawings that contain a stamp and seal from a state licensed architect or structural engineer.
2. Clarify the foundation, walls, and ceiling of the existing entry way that the new addition will be tied to and show it on the drawings. It appears the existing entry has a gabled roof that may not accept the new roof ductwork easily.
3. Clarify if the front door ramp and stoop is existing or new. The sections indicate existing however the size appears to be much smaller than the floor plan on sheet 3.
4. The energy notes and the wall sections on sheet 5 both indicate R38 batt insulation will be installed on the new ceiling. The 2x8 rafters do not allow for enough depth for this size of batt. Indicate a different type of insulation such as foam or show how the roof will be furred down.
5. Clarify if there will be any screening or other means of concealing the rooftop ductwork from the front of the house.


MECHANICAL REVIEW COMMENTS:

1. Note on the drawings that all bath fans will be exhausted directly to the exterior. 2018 IRC M1505.2.
2. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1.
3. Note on the drawings that the ducts will be tested for air leakage in accordance with 2018 IECC R4503.


ELECTRICAL REVIEW COMMENTS

1. Indicate that the new electrical service and panel shall have a minimum clear working space of 30” wide by 36” deep with no obstructions. 2017 NEC 100.26(A).
2. Indicate the location of an existing exterior outlet at the front of the house or indicate new one will be provided. 2017 NEC 210.52.
3. Indicate the location of an existing exterior outlet that is within 25’ of the A/C unit for the servicing of the unit or indicate a new one will be provided. 2017 NEC 210.63.
4. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.
5. Note that any exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.

1. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
