A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Zoning was not able to find approved permits or compliance reviews for the existing carport, sheds or the covered area behind the wall shown on the plan. None of these structures appear to meet perimeter yard setbacks, The carport and shed along the west property line at a minimum will require a neighbor setback waiver. The shed and cover along Martin at a minimum will require a Design Development Option (DDO) unless the perimeter yard setbacks are less than 1’-0” than a Board of Adjustment for Variance maybe require. These structures may also require review by the NPZ, contact Nick Martel at Nicholas.Martell@tucsonaz.gov.
