COMMENT: This site is located in the R-1 zone, Parking will be required a single family residence is subject to UseSpecific Standards 4.9.7.B.7 which states “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required.For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. COMMENT: Revise site plan to include all building setback for both of the additions. The minimum setback to a front street property line is twenty (20) feet (UDC Section 6.4.5.C.1.a). The proposed front street setback is 3’-5”. At a minimum a Design Development Option (DDO) is required. A Design Development Option (DDO) will need to be processed and approved to reduce the setback. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide drawings that are stamped and sealed for the new prefabricated trusses as part of this submittal. 2. Clarify the construction of the existing dwellings roof system and indicate that it is of sufficient strength to accept the weight of the new over framing for the garage. 3. Correct the general structural note 11 on sheet S1.1 to comply with the 2018 IRC amendments to table R301.2(1). The wind speed should be 115 mph and the seismic zone is B. Update the drawings and structural members as needed. BUILDING REVIEW COMMENTS: Denied 1. Update General note 2 on sheet T1.1 to indicate the 2018 International Residential Code and correct the typo to indicate Tucson. 2. Clarify that the room off the garage is to be used for storage, it appears to have a window, closet and multiple outlets similar to a habitable space. 3. Indicate on the drawings that the garage floor will be sloped to facilitate the movements of fluids toward the main vehicle entry door. 2018 IRC R309. 4. Clarify the framing size and insulation values for the new bathroom walls that are adjacent to the garage. The garage is outside of the thermal barrier for the house and will require both walls to be insulated. 2018 IECC R402.1.2. 5. Coordinate the elevation keynotes on sheet 2.1 for the South Elevation. There are tags for 20 and 21 that are not listed in the note index 6. Provide details on the requirements for the infill of the existing bathroom window to be closed including insulation and minimum of ½” gyp board for fire rating. 7. Note that fire blocking will be installed in all walls and concealed spaces (including the existing truss roof) where newly built or existing areas in which the framing is exposed during construction. 2018 IRC R302.11. MECHANICAL REVIEW COMMENTS: Denied 1. Clarify if the existing fireplace has any exterior combustion or exhaust vents that will require relocation due to the new office area. 2. Note on the drawings that all bath fans will be exhausted directly to the exterior. 2018 IRC M1505.2. 3. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. ELECTRICAL REVIEW COMMENTS Denied 1. Clarify if the existing dwelling is equipped with smoke detectors in accordance with 2018 IRC R314.2. If not, note the location of new smoke detectors to be installed, 2. Note on the drawings that the smoke alarm devices will receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4 and R314.6. 3. Indicate a carbon monoxide detector in the new hallway in the vicinity of the bedrooms. Clarify if there is an additional carbon monoxide detector by the existing bedrooms on the west side of the dwelling. 2018 IRC R315.2.2. 4. Indicate a new bath fan and switch in the existing bathroom where the window is being removed. 2018 IRC R303.3. PLUMBING REVIEW COMMENTS: Denied 1. Clarify the note on sheet P1.1 that indicate to see the site plan for the continuation of the sewer service. No utilities are indicated on sheet C1.1. 2. Clarify Plumbing Note 3 on sheet P1.1 that indicates new water meter. Clarify that the existing water service and meter are of sufficient size to accept the new fixtures. 3. Note on the drawings that all plumbing fixtures including toilets, faucets, and showerheads shall be low flow type. Toilets are required to be low flush using 1.6 gallons per flush or less, while showerheads and faucets must not exceed 2.5 gallons a minute. Ordinance 7178. 4. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 5. Clarify the Sprinkler notes on sheet P1.1 that indicate the existing house has an existing residential fire sprinkler system. Indicate any new sprinkler heads on the drawings for the new office addition.
