Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Show the location and size of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement.

FLOOR PLANS:

1. Show the functional name of the proposed room “office” as shown on the application, R106.1.1. Also, add notation “not a sleeping room”. An opening from a garage directly into a sleeping room is not permitted, R302.5.1.
2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1.

PLUMBING PLANS:

1. Locate the water heater on the plan, P2801.1.
2. Show an individual accessible water supply shut off for the building, P2903.9.1.

MECHANICAL PLANS:

1. Provide heating device for the office, R303.9. (Mini-split, extend duct from a central HVAC or an electrical base board heater)

ELECTRICAL PLANS:

1. Show a single feeder and sub panel for the accessory (detached) building, NEC 225.30.
2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12.
3. Provide a panel schedule showing the main ampacity consistent with the loads, E3602.1 & E3706.2.
4. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
5. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.
6. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show compliance with prescribed energy values for glazing U=0.40, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13, N1102.1. Show if insulation is existing or proposed.
