2.COMMENT: The proposed addition increases the size of the accessory structure to 742 Sqft, which is greater than 50% of the principle structure. Per UDC section 6.6.3.E "The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure ."
Porches and attached garages do not count towards the principal structure's GFA, so if any are present you may be able to remove them from your principal structure GFA. If you have any porches or attached garages identify their size in the lot coverage table.
