TRANSMITTAL DATE: July 6, 2022

COMMENTS: Please resubmit revised drawings and any a detailed response letter, which states how all Zoning Review Section comments were addressed.

The following comments shall be addressed prior to submittal of the required DDO:

1. The lot coverage calculation is not correct and shall include all vehicle use areas whether improved or unimproved. Review UDC Article 6.4.3 and the requirements shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/pdsd/all-application-forms-submittal-requirements, and provide a correct lot coverage calculation.

2. There appears to be a discrepancy between the “AREA CALCULATIONS”, shown on sheet A-1, and the “LOT COVERAGE CALCUALTION”, shown on sheet A-3. The square footages shown do not match.

3. Based on the Pima County Pictometry aerial photos there appears to be and enclosed area under the patio shown on the “EXISTING BUILDING (STORAGE)” this is not shown on the plan. If this enclosure still exists show it on the plan and include it in the square footage. If it no longer exists provide photos that demonstrate that it no longer exists. If it exists and the total square footage for the “EXISTING BUILDING (STORAGE)” exceeds 200 SF then the following applies, per UDC Article 6.3.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement, and a Board of Adjustment for Variance will be required. Additional comments maybe forth coming once this comment is addressed.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

Per UDC Article 6.6.2.D the neighbor’s setback waiver is not allowed for an attached accessory structure. Based on roof framing plans the sleeping quarters is attached to the main dwelling. A Design Development Option (DDO) to reduce the perimeter yard setbacks shall be submitted and approved prior to the building permit.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

4. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As dimensions from design grade to the highest point of the building wall were not provided Zoning used a measure function to obtain a 10’-5” wall height for the west wall. Based on a wall height of 10’-5” the required perimeter yard setback from the proposed sleeping quarters to the west property line is 7’-0”, proposed setback is 2’-3”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
