PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

PLANS:

1. Roof projections may not extend to a point closer than 2 feet from the property line. Update the overhang shown on sheet S-3.

SECTIONS - DETAILS:

1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space requires a continuous attic area for the “4 vents” used in the area calculation on sheet S-3. The plans show rafter cavity construction requiring venting at each bay with minimum 1” gap between roof and insulation without blocking. The west wall fire rating assembly prevents bird board openings.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.
3. Remove the “bird blockings w/ holes/screen” notation at Detail #1/A-4 and keynote #19.

PLUMBING PLANS:

1. Provide a plumbing plan, 2018 IRC.

MECHANICAL PLANS:

1. Show the mini split capacity, R303.9.

ELECTRICAL PLANS:

1. Show the building Panelboard location, E3405.5.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.



Since the sleeping quarters is now attached to the main dwelling a DDO will be required.



1.COMMENTS: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 10’-1” the required perimeter yard setback from the proposed sleeping quarters to the west property line is 6’-9”, proposed setback is 2.33’. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. This comment is still applicable, clarify the lot coverage on page 1 and page 4 there are two different lot coverage calculations.

2.COMMENTS: Revise lot coverage calculation to accurately reflect the square footage of the proposed addition. Additional comments may be forthcoming.
