COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1.COMMENTS: Clarify if a Sleeping quarters is being proposed or an ADU.
2.COMMENTS: Provide a floor plan for the existing residence on the plan so that Zoning can verify if the requirements of UDC Article 4.9.7.B.7 are applicable to this project.
3.COMMENTS: If this structure is a sleeping quarters, Provide the gross floor area of the Est. House and all accessory structures on the plan. Per UDC Article 6.6.3.E. "The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure".
4.COMMENTS: Revise lot coverage calculation to accurately reflect the square footage of the proposed addition. Additional comments may be forthcoming.

04/04/2022 KEN VAN KARSEN BUILDING-RESIDENTIAL REVIEW Reqs Change 1. Exterior walls with a fire separation distance less than 3-foot to the neighboring property line require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.
2. Remove the bathroom window from the one-hour fire-resistive framed construction in compliance with IBC Table 721.1(2).
3. A roof overhang may not extend closer than 24” to the neighboring property line. Any part of a roof projection extending into the 3-foot fire separation distance from the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). Remove the overhang.
