COMMENT:Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include: a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. b. Actual setback dimension. c. All Utility lines d. Property line distances e. Zoning of adjacent parcels COMMENT: Please label dimension the height of the structure. Per UDC section 6.4.4.A. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height .) COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 9’-4” the required perimeter yard setback from the proposed SFR to the west property line is 6’-3”, proposed setback is 3’-0”. At a minimum a neighbor’s setback waiver is required to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the only of the property to the south: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are unable to secure the neighbor’s setback waiver a Design Development Option (DDO) will need to be processed and approved to reduce the setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the code reference on the plans. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines to or near to the building. STRUCTURAL PLAN: Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line. Locate and size headers for supporting live and dead structural loads, R804 or provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. SECTIONS - DETAILS: Show a complete cross-section detail of the new exterior wall, R106.1.1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. MECHANICAL PLANS: Provide equipment details showing code compliant components, locations and sizes of any appliances. ELECTRICAL PLANS: Provide proposed wiring details showing code compliant device locations and circuit sizes.
