| 03/17/2022 | SAMUEL ROGERS | ZONING | REVIEW | Reqs Change | FROM: Samuel Rogers PDSD Zoning Review Section PROJECT: T22CM01563 (Project Number) Expand Existing Guest House (Project Type) (1st Review) 2748 N MONTEZUMA AV (Address) TRANSMITTAL DATE: 03/17/2022 DUE DATE: 03/17/2022 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 01. COMMENT: A guest house is not allowed to have a full kitchen. The plan labels the structure as a guest house; however, a full kitchen is shown on the plan. A full kitchen is considered a full-size fridge, a range, and a double basin sink. a. If a guesthouse is pursued, the full kitchen must be removed (you may have an under the counter fridge, single basin sink, and no range.) Additionally, the references to a kitchen or range must be removed from the electric panel table on sheet 6 and the guesthouse cannot have it's own meter. b. If a full unit or accessory dwelling unit is pursued, the kitchen can remain, but change any references from "Guest House" to "2nd unit" or "ADU". If a 2nd unit or ADU is pursued the unit will be able to get it's own electric meter, address, and will be able to be legally rented out. Impact fee will also be assessed if a 2nd unit or ADU is pursued. https://www.tucsonaz.gov/files/pdsd/projects/ADUs/CASITA_Worksheet_22.01.06_WEB.pdf 02. COMMENT: Provide the height of the structure on the elevations measure from design grade. 03. COMMENT: Additional comments may be forthcoming. | 03/23/2022 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | T22CM01563 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: An ADU is a separate functioning dwelling and requires compliance with the 2018 IRC. Each dwelling unit with kitchen requires a separate Pima County assigned street address, R319. Notate each dwelling address on the site plan (or remove cooking appliances). A new dwelling unit requires collection of development impact fee when the building permit is processed, City of Tucson Ordinance #11203. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling under 1501 SF requires a 45 CFM continuous setting. ELECTRICAL PLANS: 1. TEP may require the service panel for the property at the closest building to the service transformer. A service line change or a new meter location may be coordinated with TEP for approval. 2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
