Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the R-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.



1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). As a dimension was not provide to design grade Zoning added 6” to the provided 12’-4” dimension. Based on a wall height of 12’-10” the required perimeter yard setback from the proposed garage addition to the west property line is 8’-6”, proposed setback is 1’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. 2. This comment was not addressed. Based on aerial photos there was a detached garage in the rear yard that has been demolished. This structure was over 50 year old and requires Historic review.
The Pima County Assessor’s effective construction date for your building or structure is 1943. The actual construction date may be earlier.
Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued.
