TRANSMITTAL: March 10, 2022

This site is located in the R-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements.
b. Actual setback dimension.
c. All Utility lines
d. Property line distances
e. Zoning of adjacent parcels

2. The “setback requirements are not totally correct. As N. Norton is a side street this setback should be listed as 10’0”, see UDC Article 6.4.5.C.1.b.

3. Per UDC TABLE 4.8-2: PERMITTED USES - URBAN RESIDENTIAL ZONES, R-1 ZONE, a single family residence is subject to UseSpecific Standards 4.9.7.B.7 which states “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. A bedroom is defined as The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen , and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement, see UDC Article 11.4.3 Definitions -B. That all said with the proposed addition this SFR will have 5 bedrooms. Clearly demonstrate this the above requirement is met.

2. 2018 IRC Section 315.2 and R315.3. Revise drawings with location of carbon monoxide alarm outside of the bedroom(s) when the dwelling unit includes a fuel-fired appliance and/or has an attached garage.
3. 2018 IRC Section N1102.2.2. Revise drawings with sufficient space for the required insulation of R-38 in between rafters.
