A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. This comment was not addressed. Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plot plan will show the entire parcel along with all structures on the site and provide all information shown on the example. Provide the following information on the plot plan: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’ etc. b. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and matches the example shown on the Residential Plot Plan Requirements. c. Indicate the height of the proposed patio addition. d. Show perimeter yard setbacks from the proposed patio & the shed shown along the north side of the property. e. Show the entire parcel on the plot plan along with the distances. f. Indicate the zoning of the parcel and all adjacent parcel. g. Provide the legal description, ESCALANTE PLACE LOT 35” on the plot plan. 2. The shed shown on the plan along the north property line appears on aerial photos some time after 2021. Zoning was not able to find a compliance review or permit for this structure. Revise you application to include this structure.
