TRANSMITTAL: March 10, 2022
This site is located in the MH-1 zone (UDC 4.7.10). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. Per UDC Article 3.3.3.G.2.c A site plan is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. Provide a residential plot plan the meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plot plan shall show the entire site.

2. As this site has at least 3 dwelling units on site perimeter yard setbacks are based on a non-residential use to a residential zone, see 6.3.3.C. The required perimeter yard setback from the proposed shade structure is 10’-0” or ¾ (H) = Height of the proposed exterior building wall, great of the two dimensions, proposed is 8’-6”. Depending on the orientation of the proposed structure the required setback will either be 10’-0” or 11’-3”. Either way a Design Development Option (DDO) will need to be submitted and approved to reduce the perimeter yard setback.
