Sub-grade recommendations for engineered fill provided in the geotech report are not incorporated in the structural design details. Please provide revised foundation details after incorporating geotech recommendations for the sub-grade. 2. Structural design is based on ASCE 7-10 whereas the design standard needs to be ASCE 7-15 as the base design code is 2018 IBC. 3. Is there a separate deferred submittal for post-tensioned slab design including the procedures for casting post-tensioned slab? Special Inspections shall be required for the casting of post-tensioned slab. BUILDING REVIEW COMMENTS: Denied 1. General: Provide a complete list of special inspections required for this project. 2. General: Provide a clear scope of work for this structure. It in unclear what the exact use of this space will be? 3. General: Provide a Building Code Data Legend on the Title Sheet. Include the following code information for each building proposed: ? Occupancy Classification(s) ? General: Provide a thorough egress plan that includes the travel distances, exit signage, all other egress requirements. 6. General: Provide a complete door and window schedule. 7. General: Provide a narrative regarding the chosen separation approach in Section 508 and apply the applicable requirements to the construction documents. 8. General: Provide a details and sections for the spiral staircase. 9. Sheet 3.1: There are references to a code section that doesn't exist (723.13. Waste and linen chutes). Additionally, the shafts that are referenced are not waste and linen chutes. Provide corrected code references. Provide section details of the chutes and wall types that provide evidence of compliance with Section 713.4, 713.5, and all other applicable requirements of Section 713. 10. Sheet 3.2: The trash chute access room is not entirely enclosed. Access openings for waste chutes are required to be located in a room with a 1 hour fire resistance rating along with required opening protections. Provide a waste chute that meets the requirements of Section 713.13.1, 713.13.3, and 713.13.4. 11. Sheet 6.6: The guardrails provided on the observation deck are the incorrect height. Provide a guardrail that meets the requirements of Section 1015.3. 12. Sheet 6.6: There is a note referring to the IRC. The applicable code would be the IBC if this structure is the mix use SFR/banquet facility. Provide corrected code references and provide clarification the exact use of this structure. MECHANICAL REVIEW COMMENTS: Denied 1. Range hood on 2nd floor shall be exhausted to outdoors sheet M1.2 (IMC2018,505) 2. Provide return air to library sheet M1.2 (IMC2018,603) 3. Provide fire dampers where any duct that penetrates the floor between the first and second floors sheet M1.2 (IMC2018, 607.6.1) 4. This occupancy cannot be classified a live/work unit because it is over 3,000 square feet so you must have a 1 hour separation between the first and second floor for sprinkled buildings and a 2 hour for non sprinkled building sheet M1.2 (IBC2018,419.1.1) 5. Need to address Building plan review comments 2,3,4 before a complete plumbing review can be completed. -IPC A106.3.1 2). two inch Bldg drain that serves first floor kitchen is undersized needs to be 3" Update plan pages P1.0 & P4.0 -IPC 709.1, 709.2, 709.3, 709.4, 710.1, 802.4.1 3). Plan page P4.0 sanitary riser is missing the P11 sink near the storage room that is shown on on plan page P1.0. Pages need to correlate. -IPC 106.3.1 4). All first floor Kitchen drains on plan pages P1.0 & P4.0 need to discharge thur a Grease interceptor except for the ice machine. -IPC 1003.1, 1003.2 5). Number 13 grease interceptor is shown on plan page P3.0 equipment schedule list, but plan pages P1.0 & P4.0 don't show any connections to a grease interceptor. Plumbing plans need to include Grease interceptor type,sizing calculations, detail, venting, flow control,etc. & show grease interceptor within plumbing diagrams on on P1.0 & P4.0 -IPC 106.3.1, 1003.1, & Tucson Amendments. 6). This facility has multiple washer machines, they will need to discharge thru an lint interceptor. Update P1.0 & P4.0 -IPC 1003.6 7). First floor & 2nd floor 2" Washing machine drains need to connect to a 3" branch on plan pages P1.0 & P4.0 - IPC 406.2 8). The #4 P10 prep sink on plan pages P1.0 & P4.0 needs to discharge to an indirect waste receptor. -IPC 802.1.1 9). The #3 Ice maker on plan page P1.0 needs to discharge to an indirect waste receptor that is connected to the sanitary, not grease. -IPC 1003.2 & 802.1.3 10). Label the correlating first floor restrooms mens or womens on plan pages 3.0 & P1.0- IPC 403.2 11). Add primary & secondary roof drain/scupper/downspout illustrations, info, sizing calculations to plan page 6.6 -IPC 106.3.1, 1106.1, 1106.2, 1106.3, 1106.5, 1108 12). Add courtyard area drain piping illustrations & information to plan page P1.0 as shown on plan page 3.0. -IPC 1101.2 13). Add fixture spacing measurements to detail #1 on plan page 3.2 that show side wall to fixture center clearances for all fixtures & dual lav center to center separation distance. -IPC 404.2 & 405.3.1 14). Brides quarters/study toilet needs to have a lavatory in the same room as toilet on plan page P2.0. Update all other affected pages. -IPC 405.3.2 15). First floor Bath 1 on P1.0 needs another lavatory. Update all affected pages IPC 403.1.3 16). Plan Page P3.0 needs to include a more detailed Plumbing fixture schedule for toilets, lavatories, Urinals, shower base/pan, shower valves, faucets, mop sink janitor sinks, & water heaters that include manufacturer names & model numbers. -IPC 303 17). Gas equipment schedule on plan page P3.0 needs to include gas fireplace manufacturer name & model number & BTU rating. -IFGC 301.3 18). Plan Page P3.0 needs to include Piping material specs for gas, storm, sanitary & water. -IPC 106.3.1 19). Hose bibs on plan page P1.0 need shut off valves. -IPC 606.2 20). Label the required hot return system on plan page P1.0 -IPC 607.2 21). add more sizing indicators to the water piping plan page P1.0 so the sizing is more clear. -IPC 106.3.1 22). First floor & 2nd floor lavs in bridal/study quarters need ASSE 1070 mixing valves. Update fixture schedule on P3.0 -IPC 419.5 23). second floor dryer on plan pg. P2.0 needs make up air. -IFGC 304.4 24). Add a roof plan to the plumbing pages to show all the intake & exhaust termination locations for the gas appliances. - IFGC 304.1, 503.1 25). Gas fireplace on plan page P2.0 needs combustion air & exhaust illustrations. -IFGC 304.1, 503.1 26). Plan page M3.1 notates ansul valve but not illustrated on gas piping plan P1.0. Plan pages need to correlate. -IFGC 106.3.1 27). Gas water heaters on plan page P1.0 need their combustion air & exhaust illustrated. -IFGC 304.1, 503.1 28). A single-family residence (SFR) with a home occupancy is a permitted use in this PAD. Zoning acknowledges that there may have been some confusion as to what use was propose for this site. 1st set of plans showed a “Banquet/Catering Facility and Residence” 2nd set shows “Single Family Residence”. If is my understanding that what is really proposed is a Single-Family Residence with a Home Occupancy use. The following comments are based on a Single-Family Residence with a Home Occupancy use: 1. Clearly indicate on the plan what is proposed. 2. Cleary demonstrate on the plan that the requirements of PAD-10 Neighborhood General, Secondary Land Uses Permitted, D.4 No more than 50% of all square footage of all buildings on the lot, attached and detached, may be devoted to the home occupation. 3. As a General Note list all Performance Standards list in PAD-10 for a Home Occupation within the Neighborhood General.
