A single-family residence is a permitted use in this zone (Table 4.8-2) and is subject to use-specific standards 4.9.7.B.5-.9. 1. Provide a residential plat plan that meets all the requirements found at https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf that includes, but is not limited to: a. The square footage of the existing dwelling and the total under roof area. b. The lot coverage calculations, which include the area of the site occupied by buildings, outdoor storage areas, and vehicular use areas (paved and unpaved). c. The height of the exterior walls of the new addition. d. The zoning of the property and of the surrounding properties. 2. The required side and rear perimeter yard setbacks to the property line are the greater of six (6) feet or 2/3 the height of the proposed exterior building wall ten (10) feet (Table 6.3-2.A). Provide building heights on the elevations to ensure setbacks are being met.
