02/10/2022 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet A001; Code Analysis: The Occupancy Type is A-2 (restaurant). Per the IBC Section 303.1.1, a tenant space used for assembly purposes with an occupant load of less than 50 persons shall be classified as a Group B Occupancy. Please add this verbiage to the Code Analysis. 2. Sheet A001; Code Analysis (Occupant Load): Per the IBC Table 1004.5, the Occupant Load Factor for Common Kitchens is 200. Please revise the Code Analysis and the Occupant Load as required. 3. Sheet A001; Code Analysis (Plumbing Fixtures): Please indicate Male and Female on the Total Required Plumbing Fixtures and the Total Provided Plumbing Fixtures. Include Lavatories Required and Lavatories Provided per the IBC Table 2902.1 for a Group B Occupancy Classification. 4. Sheet A201; Proposed Floor Plan: The Women's Restroom (106) is an existing restroom, so it may remain as is. The Men's Restroom (105) is a new restroom and therefore is required to be accessible. The 5'-0" clear dimension indicated on the plan does not meet the requirements of the 2009 ICC/ANSI Figure 604.3. Please provide an enlarged plan of the new restroom following the ICC/ANSI Section 604. 5. Sheet A201; Proposed Floor Plan: Per the IBC Section 1109.11, seating at tables and counters in accessible spaces must provide at least 5% accessible seating/standing locations. It appears there are 32 seats in the restaurant. This would require two accessible seating locations. Please indicate a second accessible seat on the plan. 6. Sheet A201; Proposed Floor Plan: Please indicate Wall Types on the plan for all new interior walls (no Wall Type "B" was located). 7. Sheet A901; Wall Type "A": Please indicate the wall stud size and spacing on this detail, or reference the Schedule in Detail 09. 8.
