STRUCTURAL REVIEW COMMENTS:

1. Provide Structural Calculations for Foundations, Columns and Roof Framing per Section 1601.1 of International Building Code 2018. The Structural Calculations provided are inadequate and also, are not sealed and signed by a Professional Engineer as required by the IBC 2018, therefore are not acceptable. Check the deflections of the Beams and Girders of the Roof Framing.
2. Provide Wind Load Calculations for the Building per Section 1609 of International Building Code 2018. Show how the Braced Frames are resisting these lateral loads.
3. Provide Seismic Calculations for the Building per Section 1613 of International Building Code 2018. Show how the Braced Frames are resisting these lateral loads.
4. Verify if the Roof Deck is adequate as a diaphragm to transfer the lateral loads to the Lateral Loads Resisting Frames.
5. The Wind Speed shown on Drawing S001 does not match with the Wind Speed used in Structural Calculations. Verify and make changes as needed.
6. All Calculations shall be sealed and signed by Professional Engineer registered with State of Arizona per Section 107.1 of International Building Code 2018.
7. Provide Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1.
8. The Bearing Pressure used in Structural Calculations submitted does not match with the Bearing Pressure shown on Drawing S001. Investigate and make revisions as needed.
9. Verify if the canopy shown on Detail 4 Drawing A341 is adequately supported.
10. DEFERRED SUBMITTAL REQUIREMENTS
Structural general notes are to include any components of the building that may be considered deferred submittals. IBC
Section 107.3.4.1 requires deferred submittals to be approved by the building official.
If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1:
* To be reviewed by design professional in responsible charge.
* Design professional shall affix a notation that the deferred items are in general conformance with their design of the building.
* They shall be submitted for review by the building official.
* Shall not be installed until approved by building official.
Submit a response letter addressing these correction items and provide bubbles on the revisions to the drawings.


BUILDING REVIEW COMMENTS:

1. The diagonal distance and exit distance is measured incorrectly. It must be the entire diagonal of the space. While the exits are properly separated, showing an accurate measurement is important. Provide a corrected exit separation distance in accordance with Section 1007.1.1.
2. Exit access for one of the access is through a receiving/storage area. Access through intervening spaces like this are not permitted in accordance with Section 1016.2 #5.
3. Sheet A004: Detail #5 is labelled incorrectly.
4. Sheet A111: The floor plan is labelled incorrectly.
5. No emergency exit lighting is shown on the reflected ceiling plan. Provide emergency exit lighting in accordance with Section 1013.
6. Provide a detailed site plan that includes property lines to ensure that exterior walls are compliant.
