COMMENTS: The following comments are relative to a Board of Adjustment variance (UDC 3.10.3).

This site is in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to use-specific standards 4.9.7.B.6, .9, & .10.

1. Per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The existing detached accessory shade structure depicted on the submitted plans near the front lot line shall be removed.

If the applicant does not wish to remove the detached accessory shade structure, a Board of Adjustment variance is required to allow the structure to remain.
