This site is located in the HR-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. Historic review required for building addition within a HR-3 zone. 1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). As the actual perimeter yard setback was not provided from the proposed addition to the west property line Zoning cannot provide comments for the Historic Review. Based on a wall height of 14’-6” the required perimeter yard setback from the addition to the west property line is 9’-8”, proposes is unknown. 2. The zoning listed under Code Review is not correct and should be HR-3. 3. Under Code Review remove all references to “D.D.O” from the plan as a DDO has not been processed for this plan. Historic review is required and must be approved prior to approval of this building plan. Revise drawings with roof cross ventilation openings including minimum of 1-inch space between the insulation and roof sheathing or provide unvented enclosed rafter framing with air-permeable insulation (sheet S2.0 not provided per keynote A23). Revise plans with clothes dryer exhaust termination on the outside of the building and not less than 3 feet from any openings. 3. 2018 IRC Section M1502.4.1 and M1502.4.2. Revise plans with clothes dryer exhaust duct details including type of metal, thickness and joints cannot have screws or fasteners that protrude more than 1/8 inch into the inside of duct.
