Bedroom & Family Room Addition (2nd Review)

TRANSMITTAL DATE: March 21, 2022

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. The setbacks listed for the front street and rear are not correct. Per UDC Article 6.4.5.C.1.a the front street perimeter yard setback is 20’-0” or 1-1/2 time the height of the exterior wall and per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, the rear is 6’-0” or 2/3 the height of the exterior wall.

2. This comment regarding the two structures was not fully addressed. Based on aerial photos there are two structures, one along the southeast side of the existing residence and one along the southwest property line. Clarify exactly what these structures are, provide the heights, setback dimensions and if they are attached to the main dwelling. The one along the southeast side of the existing residence appears to be attached to the main dwelling and is at 0’-0” setback. If this is the case a Board of Adjustment for Variance will be required to reduce the setback to less than 1’-0”. Also, if this structure is attached to the main dwelling a building permit is required. If the height of the structure along the southwest property line exceeds 6’-0” in height and does not meet perimeter yard setbacks you can include the reduced setback in the Board of Adjustment stated above.

Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Contact of the Board of Adjustment is Mark Castro at Mark.Castro@tucsonaz.gov.
