This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a lot coverage calculation the meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, No percentage was provided.

Per UDC Article 6.4.5.B.2 for structures like the proposed ramada the perimeter yard setbacks are measured from the post supporting the roof as long as there is no more than 2’ of roof overhang. This setback is measured to the property line. Provide the correct setbacks on the plan.

2. Per UDC 6.4.5.C.1.b Where a lot abuts more than one street , the owner chooses which street lot line is the front lot line . From other than the front lot line , the street perimeter yard is ten feet. Van Buren is considered a side street with a side street setback of 10’-0” required, proposed setback is approximately 6’-0” A Design Development Option (DDO) must be submitted and approved to reduce the required side street perimeter ;yard setback. Until the correct setback dimension is provide Zoning cannot provide required comments for the DDO.

3. Provide a dimension from the center line of both streets to the face of curb and from face of curb to the property lines.
