STRUCTURAL REVIEW COMMENTS:

Reference Building and Energy and Structural Comments and Responses/Revisions: Though the insulation scheme has been changed in accordance with prior comment, Sheet A107 Section “A” still shows that the area above the porch ceiling and above the living area are interconnected. Since the roof insulation for the living area is against the roof decking, not in the ceiling space, the thermal envelope is discontinuous. The insulated exterior wall should either be extended to the insulated roof deck, or the roof-ceiling insulation should be at the ceiling level.
If the ceiling is insulated, the attic space will need to be ventilated in accordance with IRC Section R806.5, unless any of the exceptions apply.

Relocate smoke detector in living area/kitchen such that it is “outside the sleeping area in the immediate vicinity of the bedroom” as per IRC Section R314.3.
Provide Carbon Monoxide alarm as required by Section R315.3 and as specified in plan notes. This should be shown on the plan as being “outside the sleeping area in the immediate vicinity of the bedroom”
Sheet A109 (New electrical diagram): The electrical riser diagram shows the main service panel and the sub-panel are to be provided with separate grounding electrodes for each panel. Please note that where a subpanel is supplied by an electrical service that has been provided with a grounding electrode as required, that electrode must be “common” and shared. This is achieved by providing a grounding conductor as part of the feeder to the subpanel, and appropriately bonding all metallic parts to ground. See Article 250 of the 2015 NEC.
Please revise accordingly.

The prior comment regarding the need for a vent on the existing bathroom group re-plumb has not been addressed, and vent sizing information has not been provided for the new DWV work.
