Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied Sheet A107 Section “A”: Please indicate whether the new exterior wall is intended to extend to the underside of the roof sheathing or if it will terminate as shown. If the latter, there is inadequate weather protection for the interstitial space above the habitable areas, as it will be open to the patio area. Consider also the impact of such construction on the design of the pre-engineered trusses, currently shown as a clear-span scissors truss. Revise as appropriate. BUILDING REVIEW COMMENTS: Denied Provide R-38 ceiling insulation in new construction areas. IRC Section R806.5 (See Sheet A107 Section “A”). Provisions for unvented attics and unvented enclosed rafter assemblies as proposed do not apply, since the unvented attic space is not completely within the building thermal envelope. Additionally, provisions for the inclusion of an R-5 air impermeable insulation board applied to the underside of the roof sheathing (as indicated in paragraph 5.1.3 of that section) anticipate an enclosed rafter-space assembly, not an interstitial space between truss top and bottom chords. Please revise accordingly. MECHANICAL REVIEW COMMENTS: Denied HVAC duct plan does not indicate duct sizing or insulation levels, nor has information been provided with regard to CFM's of return or supply air in various areas. Bathroom exhaust fans must be vented to the building exterior. Please revise accordingly. ELECTRICAL REVIEW COMMENTS DPlease confirm that the electrical secondary from the rear of the property to the new service location at the back wall of the residence is underground, not overhead. Bathroom exhaust fan switches are not shown. Smoke detector and CO alarm locations? Devices and equipment referenced in the notes should be located on the drawings. Please revise accordinglyenied PLUMBING REVIEW COMMENTS: Denied The bathroom group to be plumbed/replumbed in the existing building does not feature a vent on the DWV system. Please Indicate vent size in exterior wall of new bathroom group. Piping layout not provided for graywater preparation as indicated on Note (a), Sheet A112 Drawing notes reference both water heater installation instructions and requirements for combustion/ventilation air ducts; however, the drawings do not indicate that these features are within the scope of work.
