COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. This comment was not fully addressed. The required perimeter yard setback to the north property line is 8’-3” not 6’-0” as shown on the plan. The proposed shed does not meet the minimum required perimeter yard setbacks to the north line, see UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Res Use to Res Zone the required perimeter yard setback is 6’-0” or 2/3 (H) height of the proposed exterior wall, greater of the two, as measured from design grade to the highest point of the wall. Based on a wall height of 12’-4” the required perimeter yard setback from the proposed shed to the north property line is 8’-3” proposes setback is 6’-0”. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):

If the neighbor waiver(s) cannot be secured a Design Development Option (DDO) will need to be submitted and approved to reduce the required setback,

2. This comment was not addressed. Clarify what is proposed for the east structure. It now appears that the east shed is to be relocated. If this is what you are proposing clearly indicated this on the plan and provide the wall heights as requested before. It now appears that the west shed is to be removed. If this is what is proposed show it the plan to be removed. The two (2) existing sheds shown on the plan do not appear to have been approved as either a compliance review or a permit. Provide the wall heights for both sheds so that setback requirements can be verified. The 192 sq. ft. shed does not meet perimeter yard setbacks to the east property line and will at a minimum required a neighbor’s setback waiver.

3. This comment was not addressed. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b all vehicle use areas, whether improved or unimproved, are included, see the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf

4. This comment was not addressed. Provide the zoning for all adjacent parcels.
