(1st Review) TRANSMITTAL: January 27, 2022 This site is located in the R-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The proposed shed does not meet the minimum required perimeter yard setbacks to the north and east property line, see UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Res Use to Res Zone the required perimeter yard setback is 6’-0” or 2/3 (H) height of the proposed exterior wall, greater of the two, as measured from design grade to the highest point of the wall. Based on a wall height of 12’-4” the required perimeter yard setback from the proposed shed to the north property line is 8’-3” proposes setback is 0’-0”, based on a wall height of 8’-6” the required perimeter yard setback from the proposed shed to the east property line is 6’-0” proposes setback is 0’-0”. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If the neighbor waiver(s) cannot be secured a Design Development Option (DDO) will need to be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. The two (2) existing sheds shown on the plan do not appear to have been approved as either a compliance review or a permit. Provide the wall heights for both sheds so that setback requirements can be verified. The 192 sq. ft. shed does not meet perimeter yard setbacks to the east property line and will at a minimum required a neighbor’s setback waiver. 3. The lot coverage calculation is not correct.
