TRANSMITTAL: August 9, 2022

This site is located in the R-2 zone (UDC 4.7.9). A multi-family is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Zoning has reviewed the building plan for compliance with DP21-0301 and although the plans appear to match Zoning cannot approve the building plan until the DP is approved.

2. Zoning acknowledges the approved DDO, T22SA00271. Provide a general note on the plan stating the DDO Case number, date of approval, what was modified and any conditions of approval, on the plan. The 9’-0” setback to the west property line shown on the DP does not meet the 10’-0” required perimeter yard setback, see UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES.

08/16/2022 JPEELDA1 FIRE REVIEW Reqs Change Plans show that you are installing a NFPA 13D Fire sprinkler and installing a fire alarm system. Occupancy is stated to be a R-3 then a fire alarm is not required. Please correct the plans.
