1. Provide clarification on the occupancy classification. R-2 occupancies are not permitted to be protected by an NFPA 13D system in accordance with Section 903.3.1.3. A one and two family dwelling is not an R-2 occupancy and thus would not be within the scope of the IBC. Provide clarification and correlate appropriate code requirements.
2. The allowable stories calculation is incorrect in accordance with Table 504.4. R-2 occupancies protected by NFPA 13D are not permitted.
3. The allowable square footage calculation is incorrect in accordance with Table 506.2. R-2 occupancies protected by NFPA 13D are not permitted.
4. The fire resistance rating of exterior walls is incorrect in accordance with Table 602.
5. Provide clarification of the existing walls that are adjacent with new building are compliant with Table 602. New construction is not permitted to make existing construction non-compliant.
6. The exterior wall type A is required to have a fire resistance rating of 1 hour in accordance with Table 602.
7. Windows 23 and 14 are required to emergency escape egress windows in compliance with Section 1030.
8. Provide occupant loads.
9. Provide a thorough egress plan.
10. The shared partition walls of the units are to be compliant with Section 420 of the IBC.

1. Clothes dryer exhausts exhausting more than 200 cfm is required to have makeup air. Provide clarification in accordance with Section 504.6.
2. Please provide a COMcheck that indicates compliance for new mechanical system and scan that data onto one of the mechanical sheets. This provides evidence the mechanical system is in compliance.

This site is located in the R-2 zone (UDC 4.7.9). A multi-family is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Zoning has reviewed the building plan for compliance with DP21-0301 and although the plans appear to match Zoning cannot approve the building plan until the DP is approved.

2. The 9’-0” setback to the west property line shown on the DP does not meet the 10’-0” required perimeter yard setback, see UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES.
