A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a full floor plan for the existing residence so that Zoning can verify if the requirements of UDC Article 4.9.7.B.7 apply. 2. Provide a lot coverage calculation on the plan that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. The ramada shown along the south side of the SFR does not appear to be permitted and requires one. Include the ramada in this permit. As it appears that the ramada is attached to the main dwelling and does not meet perimeter yard setbacks to the south property, 6’-0” or 2/3 the height of the exterior wall, greater of the two, UDC Table 6.3-2.A. Provide the height of this structure. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Based on current aerial photos there are two (2) detached accessory structure along the south property line. Zoning was not able to find approved compliance review or permits for these structures. Either provide approved permit documentation for these structures or include them in this permit. Show these structures on the plan and include them in the required lot coverage calculation. It does not appear that these structures meet perimeter yard setbacks, 6’-0” or 2/3 the height of the exterior wall, greater of the two, provide setback dimensions to the applicable property lines along with wall heights for these structures. If these structures do not meet perimeter yard setback requirements at a minimum a neighbor’s setback waive will be required. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
