COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


01. COMMENT: The site is zoned R-1 and the proposed use is single family residential which is a permitted use subject to use specific standards 4.9.7.B.5-.9.

02. COMMENT: As the setback is based on the height of the adjacent structure wall, include the height of "wall" of the covered patio addition (provide the height of the nearest post), the existing shed and the existing shadeport - you can add the height as a general note or in the footprint of the structure on the site plan. The setback requirement is the greater of 6' or 2/3 the height of the proposed adjacent structure wall. If these structures do not meet the minimum setback requirement based on the height of the wall, a separate application called the Design Development Option (DDO) would be required to reduce the setback requirement.

03. COMMENT: The existing shed does not appear to be meeting the setback requirements. Per UDC 6.6.2.D a detached accessory structure may be built to a parcel line with the consent of the adjoining adjacent property owner(s) - a neighbor signature on the site plan can waive the setback requirements. Provide the following language on the site plan if you plan to keep the existing shed in its current location:

"My Name is ____ and I am the owner of the property located at 5626 E Rosewood St. I have reviewed the site plan and I have no objection to structure being located or constructed 2.54' from my property line as depicted on the site plan
