This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The maximum height of a wall or fence within a perimeter yard shall be six (6) feet (UDC Section 6.6.2.I). The maximum height of a retaining wall is ten (10) feet from design grade and no higher than six (6) feet measured from the top of the retaining portion of the wall (UDC Section 6.6.2.I.2). 1. The proposed 7’-0” wall exceeds the allowed height within the required 6’-0” perimeter yard setback along the south property line. A Design Development Option (DDO) must be submitted and approved to exceed the allowed 6’-0” height of a wall within the perimeter yard setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
