This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Cleary show the proposed fence on the site plan. COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 2. Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet, as measured from design grade. However, the wall or fence may be higher than six feet, but no higher than ten feet, if: 1. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron; 2. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall; 3. A greater height is required through the rezoning process or the special exception land use process; or, 4. A greater height is required by a specific UDC standard. As the proposed fence does not meet any of the above exceptions a Design Development Option (DDO) for wall height will need to be submitted and approved prior to approve this permit. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
